Cover Construction in Lauderdale-by-the-Sea, FL | Sawyer Remodel Fort Lauderdale

We’re Sawyer Remodel Fort Lauderdale, a General Contractor in Lauderdale-by-the-Sea and an independent crew that builds, repairs, and retrofits Cover structures across the area. If your Cover S1, S2, or C-series has taken salt-air corrosion, storm-driven envelope leaks, or panel racking, we handle the work ourselves, without farming it out. The thing that sets our Cover work apart here: we understand how this 0.4-square-mile coastal town’s elevation codes and salt exposure interact with Cover’s steel connectors and panel splines. Why Lauderdale-by-the-Sea Residents Choose Us for Cover Service

A whole-home remodel with the living, dining and kitchen areas opened up

Cover builds a good panel. But Lauderdale-by-the-Sea isn’t a normal environment for any panelized structure. Between the salt spray off the Atlantic, the hurricane-force wind loading, and the town’s insistence on elevated rebuilds, Cover components get pushed harder here than they do ten miles inland. We’ve torn down enough damaged Cover S1 modules and C-series elevated rebuilds to know exactly where the failures start: at the sill plate, at the panel splines, and at the roof cassette eaves. When we open up a Cover structure, we already know what we’re going to find.

We’re part of the Relay Home Co. family, founded in 2005, and every Cover repair or rebuild we take on operates under The Relay Visibility Guarantee: a written price before any work starts, live arrival-time tracking, and before-and-after photo updates. Luca Romano, our owner and lead contractor, trained at Los Angeles Trade-Technical College and has spent years working on tight coastal builds that require real problem-solving, not a template. You won’t get a scripted pitch. You’ll get a straight answer about what your Cover structure needs and what it’ll cost.

Cover sales & service across the Fort Lauderdale area is what we do daily, but our Lauderdale-by-the-Sea work is a different animal entirely. Salt air, elevation codes, and architectural review boards. We plan for all three before we lift a tool.

Common Cover Construction Problems We Solve in Lauderdale-by-the-Sea

These are the failures we see repeatedly in Lauderdale-by-the-Sea. Each one has a local cause, not just a generic one.

  • Sill-plate and rim-joist corrosion at the steel-to-wood interface. Cover’s steel connectors meet treated lumber at the base of every panel. Salt air accelerates the electrochemical reaction at that junction, and we see pitting and section loss after just a few years of oceanfront exposure. The fix is marine-grade stainless replacement plates with epoxy-set fasteners, not another zinc-coated bracket that’ll corrode the same way.
  • Envelope leaks at panel-to-panel splines on Cover S1 modules. Wind-driven rain comes off the Atlantic from the east and southeast, and it finds the smallest gap at the spline joint. Once water gets behind the panel face, it migrates to the shear wall sheathing. We strip the damaged spline, re-square the connection, and re-flash with a reinforced membrane before re-installing the mechanical connection.
  • Stucco hairline cracks spreading from panel joints. Thermal cycling in the subtropical sun, combined with hurricane-force wind loading, opens small cracks at the Cover panel joints. It looks cosmetic. It isn’t. Moisture reaches the sheathing, and the panel starts to degrade from the inside out. We open the joint, assess the sheathing, and re-flash before re-stuccoing.
  • Under-eave ventilation corrosion and fiberglass delamination on roof cassettes. Salt spray and year-round humidity eat away at the vent housings and cause the fiberglass to separate at the laminate edges. Left alone, the roof cassette loses its structural rating. We replace the ventilation with corrosion-resistant hardware and re-seal the cassette edges.
  • Anchor spalling at the slab edge. Original Cover anchors in Lauderdale-by-the-Sea often weren’t adequate for the uplift forces we get during a nor’easter or hurricane. The anchor pulls, the slab edge spalls, and the corner of the structure lifts. We install helical piers to grade, re-square the panel, and through-bolt new stainless hold-downs.

Cover Service in Lauderdale-by-the-Sea: What Local Conditions Mean for Your Equipment

A remodeled family room with new windows and a window seat

Here’s the thing most generic Fort Lauderdale pages never mention: Lauderdale-by-the-Sea’s building code requires all new or substantially improved structures to comply with FEMA’s 50% rule and the town’s own architectural review board. That combination frequently forces Cover panelized rebuilds to be lifted 5 to 8 feet on new pilings while preserving the original mid-century roof pitch. In practical terms, that means a Cover C-series elevated rebuild along El Mar Drive isn’t just a panel swap. The original terrazzo floors and jalousie windows that owners want preserved have to be integrated into a fully elevated, hurricane-hardened structure. The clash between preservation and code defines nearly every renovation we handle here. If you’re planning a Cover rebuild in Lauderdale-by-the-Sea, get the elevation and review board requirements nailed down before you commit to a panel layout. We’ve seen owners order Cover S2 studios only to discover the architectural board wants a different roofline, and now the whole permit package has to be re-drawn.

On Bougainvilla Drive, our crew was called after a nor’easter lifted the southeast corner of a Cover S2 studio. The original anchors had spalled the slab edge, and the panel spline had racked 3/4 inch. We laser-scanned the slab, installed six helical piers to grade, re-squared the panel with a come-along, then through-bolted new stainless hold-downs and re-flashed the spline with a reinforced membrane before the next storm. That’s the kind of work this town demands.

Cover Models & Products We Service in Lauderdale-by-the-Sea

We work on all three Cover lines: Cover S1 (prefab accessory dwelling unit), Cover S2 (backyard studio/office), and Cover C-series (custom panelized homes, often seen in Lauderdale-by-the-Sea as elevated rebuilds). For Cover panels and proprietary connectors, we use factory-specified dimensions and aftermarket materials only when they meet or exceed the panel’s structural rating. We don’t chase damaged splines that can be stripped and reused. We replace the connection with a marine-grade stainless plate and full-depth epoxy-set fasteners. That approach handles the salt-air environment better than the original hardware ever did, and it keeps your panel’s structural rating intact. We keep corrosion-resistant fasteners, stainless hold-downs, and reinforced flashing membrane in local stock for fast Lauderdale-by-the-Sea turnaround.

Cover Service Pricing in Lauderdale-by-the-Sea

A remodeled primary suite with built-in wardrobes and a window seat

Here are the line-item ranges for the Cover work we do most in Lauderdale-by-the-Sea. These are our Fort Lauderdale market prices, given up front so you know if the project is in your ballpark before you call.

Service Price Range
Roof Repair $400 – $1,800
Emergency & Storm Damage $400 – $1,800
Impact Window Installation $8,000 – $25,000

Roof repair pricing depends on whether we’re re-flashing a spline, replacing a corroded vent housing, or re-sealing a delaminated cassette edge. Storm damage is priced by the extent of the structural racking and the number of anchor points that failed. Impact window installation on a Cover C-series rebuild varies by window count and whether we’re retrofitting into existing panel openings or framing new ones. Every estimate is a written, line-item price before work begins. Call (754) 354-7423 if you want the exact number for your structure.
