ECO Window Systems Home Additions & ADU: The Fort Lauderdale Owner’s Guide

If you’re planning a home addition or ADU with ECO Window Systems windows and doors, a full project in Fort Lauderdale typically runs $45,000 to $130,000, with the window and glazing package usually landing between $8,000 and $25,000 of that total. We stock and install ECO Window Systems-compatible window packages, and when a panel fails or a sash binds mid-project, we can swap it out and get your build back on schedule. Most homeowners discover a problem the hard way: during the drywall walkthrough, a window won’t lock, a slider sticks in the track, or water beads on the interior side of the glass after the first hard rain. That’s usually when the phone rings and the framing inspector is already on the calendar.

Fort Lauderdale heat, humidity, and hurricane code requirements put real stress on window systems. ECO Window Systems builds impact-rated units designed specifically for South Florida windloads, but even a well-made window fails when the flashing was wrong or the rough opening was out of square. We’ve pulled enough of these apart across Fort Lauderdale to know exactly what fails first, what’s repairable, and when the panel just needs to be replaced outright.

Which ECO Window Systems Models This Applies To

A wide opening with a new beam where the kitchen wall was removed

ECO Window Systems produces impact-rated aluminum and vinyl window lines, and the compatibility questions we get most often come down to two things: the series and the mounting style. The frame profile tells us almost everything. Look for the manufacturer label on the inside edge of the sash or the head jamb. It’ll show the series number, glass type, and the DP rating (design pressure), which is the number that tells us whether that window meets current Florida Building Code for your specific wind zone. A DP-50 window isn’t a DP-70 window, and in Fort Lauderdale, especially east of US-1, that rating matters to your inspector.

One gotcha we see constantly: ECO Window Systems produces both a standard residential line and a high-velocity hurricane zone (HVHZ) certified line for Miami-Dade and Broward coastal zones. The HVHZ units have a thicker frame, a different glazing bead, and larger structural mullions. A homeowner who orders a standard replacement sash online ends up with a panel that won’t seat in an HVHZ frame. We measure the frame depth, check the label, and match the unit to the label, not the photos on a website. That’s the difference between one truck roll and three.

For hardware like locks, keepers, rollers, and balance systems, there’s an honest split between OEM and quality aftermarket. For locks and keepers on current-production ECO Window Systems windows, we order OEM because the mounting pattern is proprietary. For rollers on older sliders, a quality aftermarket stainless roller often outperforms the original nylon, and in Fort Lauderdale’s salt air, that’s a real upgrade. We’ll tell you which one makes sense for your window and why, with the price difference on the table before you decide.

Signs Your ECO Window Systems Home Additions & ADU Is Failing

  • Sash won’t lock or the keeper is misaligned. This usually means the window was racked during installation or the foundation has settled slightly. The frame is out of square, and forcing the lock just strips the keeper screws. In an ADU built on a slab, we see this within the first two years when the pour wasn’t level.
  • Condensation or water between the glass panes. The insulated glass unit (IGU) seal has failed. That fog inside the glass isn’t a surface issue. Once the seal goes, the argon or krypton fill leaks out and the window loses its thermal rating. In Fort Lauderdale humidity, a failed IGU also starts to look milky within weeks.
  • Slider drags or grinds in the track. Rollers wear out, especially on doors that face a pool or get hit with salt spray. But dragging can also mean the roller housing has corroded or the track is packed with construction debris from the addition build. We’ve pulled drywall mud, tile grout, and framing nails out of slider tracks on new ADU projects.
  • Water streaks on the interior sill or drywall after a storm. That’s a flashing failure or a failed exterior seal, not a window defect. The window itself may be fine. The problem is how it was tied into the WRB (weather-resistant barrier) at rough-in. In a home addition, this is the most common issue, and it usually isn’t the window manufacturer’s fault.
  • Visible daylight or air movement around the frame. The window was shimmed wrong or the rough opening is oversized. Caulk and trim can’t fix an air gap. The window has to come out, the opening has to be corrected, and the unit re-installed with proper shim placement and backer rod.

Replacement Cost & What’s Included

A single-story rear room addition with tall windows and a new patio

For a full home addition or ADU in Fort Lauderdale, the total project lands between $45,000 and $130,000 depending on square footage, foundation type, roof tie-in, and finish level. The window and door package for that addition, using ECO Window Systems impact units, typically runs $8,000 to $25,000 installed depending on the number of openings and whether you’re doing fixed, single-hung, casement, or sliding glass doors.

If we’re replacing a single failed ECO Window Systems panel inside an existing addition or ADU, a standard impact replacement window runs $900 to $2,800 per opening installed, with larger sliders and custom sizes pushing the higher end. That price includes removal of the old unit, disposal, the new window, new flashing tape and sealant, interior trim if needed, and full cleanup. The written price you get before work starts is the price you pay. No change orders because a rough opening was bigger than expected. We measure first, quote second, install third.

Every window we install comes with our 365-Day Done Right Promise in writing. If the window leaks, binds, or fails within a year, we come back and fix it. No argument, no invoice. The work either holds up or it doesn’t; we make sure it does.

DIY or Call Us?

Here’s the straight version. You can clean the tracks, check for loose keeper screws, and confirm that the label on your window matches what you think you have. That’s useful and safe. What you shouldn’t do is attempt to remove an impact-rated window or sliding glass door from a Fort Lauderdale addition yourself. These units weigh 80 to 300 pounds, the glass is tempered and laminated, and one wrong move during removal can shatter a panel or take a chunk out of the stucco opening. Torsion springs don’t apply to windows, but gravity absolutely does, and a 200-pound door falling off its track is a hospital visit waiting to happen.

If the issue is a failed IGU (fogged glass), that’s a glass-shop job. The sash has to be de-glazed, the IGU replaced, and the assembly re-sealed with the right sealant for South Florida UV exposure. It’s not a weekend project. If the issue is water intrusion, you need someone who can trace the flashing, not just caulk the outside. Call (754) 354-7423 and we’ll come out, diagnose it, and give you a written price before any work starts.
