Unilock Windows & Doors: The Fort Lauderdale Owner’s Guide

Unilock windows and doors in Fort Lauderdale typically cost $450 to $1,800 per unit to repair or $4,500 to $15,000 for full replacement, depending on what failed and how many openings are involved. We stock Unilock-compatible hardware, balances, rollers, and weather seals on our trucks and can usually match the exact spec once we see the unit. Most homeowners discover the problem the hard way: a patio door that suddenly drags across the track, a window sash that drops two inches the second you let go, or a deadbolt that no longer throws into the strike plate after years of salt air working on the frame.

We’re an independent Fort Lauderdale contractor, not a Unilock factory service center. That means we can often move faster and price the work without the brand surcharge, while still sourcing OEM-spec parts or quality equivalents that hold up to South Florida humidity.

Which Unilock Models This Applies To

Unilock’s residential lines share a lot of hardware DNA across their single-hung, horizontal roller, and sliding patio models, but the compatibility gotcha is in the balance system. Older Unilock single-hung units from the early 2000s used a coil balance with a 1/2-inch shoe; mid-2010s production switched to a thicker 5/8-inch shoe and a different tension rating. The window looks identical from the room. It is not. Pull the sash, look at the metal channel inside the frame, and you’ll see a stamped number on the balance cartridge. That number is the spec, and matching it beats guessing every time.

For sliding doors, measure the roller diameter in millimeters (most Unilock patio doors run 28mm to 32mm rollers, but the housing width varies by door weight class). Unilock frames also used a shallower weatherstrip kerf than some Florida-market competitors, so a generic big-box seal will look right and leak air anyway. We keep OEM-spec and aftermarket equivalents for the most common Unilock series, and when a part is discontinued, we source a machined adapter rather than asking you to replace the whole door.

Signs Your Unilock Windows & Doors Is Failing

  • Sash drops or won’t stay open. The coil balance has lost tension or the shoe has cracked. In Fort Lauderdale’s salt air, the coil spring corrodes from the inside out and fails gradually, not all at once.
  • Door drags or sounds like gravel. Rollers have flat-spotted or the bearing races have rusted. Once a roller stops rolling, it becomes a sled, and it’s now carving a groove into your aluminum track.
  • Condensation or fog between glass panes. The insulated glass unit (IGU) seal has failed. South Florida humidity accelerates this once the desiccant inside the spacer is saturated. The fix is a new IGU, not a repair.
  • Deadbolt binds or won’t throw. The frame has shifted or the strike plate is misaligned. Aluminum and vinyl frames move with temperature swings, and a door that locked in February can bind in August.
  • Air leaking around the perimeter even when closed. Weatherstrip has compressed past recovery or the frame has settled out of square. You’ll feel it near the floor first, where water intrusion starts next.

Replacement Cost & What’s Included

A whole-home remodel with the living, dining and kitchen areas opened up

Here’s what we typically see in Fort Lauderdale for Unilock-specific repairs:

  • Coil balance replacement (per sash): $120 – $260 installed, parts included
  • Patio door roller replacement: $180 – $400 per panel, including track cleaning and alignment
  • Insulated glass unit replacement: $350 – $950 per sash, depending on dimensions and Low-E spec
  • Weatherstrip and seal replacement (per opening): $90 – $250
  • Full window replacement: $450 – $1,200 per window for standard sizes, more for impact-rated units
  • Full door replacement: $1,200 – $4,500 depending on panel count, glass, and hardware

The range comes down to three things: part availability (OEM vs. aftermarket equivalent), access (second-story sashes or tight lanai corners cost more in labor time), and whether the surrounding frame needs correction. Every quote includes the part, the labor, and the workmanship warranty in writing before we touch a tool. No change orders, no “we found something else” surprises. If a part fails within our 365-Day Done Right Promise window, we come back and make it right at no charge.

DIY or Call Us?

You can safely check a few things on your own: confirm the sash or panel is actually out of alignment (a level against the frame tells you in seconds), clean the track with a dry cloth and inspect the rollers for obvious flattening, and note the stamped number on any balance cartridge you can see. That information helps us quote accurately over the phone.

Where DIY goes wrong is the actual repair. Coil balances are under constant spring tension, and popping one without the proper tool sends a metal shoe into the wall or your hand. Replacing a patio door roller requires lifting 80 to 200 pounds of glass out of its track, and a dropped panel in a Fort Lauderdale lanai is a trip to urgent care and a shattered door. Luca Romano started his framing career in East LA, and the lesson stuck: some jobs are worth doing yourself, and some are worth a phone call. This one is a phone call. Call (754) 354-7423 and we’ll walk you through what you’re seeing, then get it fixed right.
