ActiveYards Windows & Doors: The Fort Lauderdale Owner’s Guide
We stock and install ActiveYards-compatible windows and doors across Fort Lauderdale, with most replacement jobs running $450–$1,100 installed depending on the hardware, glass package, and how your original frame has held up in our salt air. You usually find out a part failed the hard way: a door starts dragging on the track after years of fine operation, a window won’t lock at night, or a crank handle spins without moving the sash. What you need is the right part matched to your exact ActiveYards series, not a generic guess from a big-box aisle.
We serve homeowners from Victoria Park to Coral Ridge to Rio Vista, and we keep the most common ActiveYards replacement parts on our trucks so a single trip usually gets it done. We’re an independent service provider, not an ActiveYards dealer, which means we source both OEM ActiveYards components and proven aftermarket equivalents that match or beat the original spec. If the part is no longer made, we tell you that up front and give you a real alternative, not an excuse.
Which ActiveYards Models This Applies To

ActiveYards has sold a handful of window and door lines over the years, and the parts are not always interchangeable between them. If your home in Fort Lauderdale was built or renovated between roughly 2005 and 2018, you likely have one of the earlier aluminum-frame slider series. If it’s newer, you may have the vinyl-frame line with compression-lock hardware. The compatibility gotcha: the roller assemblies from the aluminum series will not seat properly in the vinyl tracks, and the vinyl track profile is about 3mm narrower than the aluminum one. Buying the wrong roller is the single most common mistake we see, and it turns a $60 part into a bent frame and a bigger bill.
Look for the sticker on the inside edge of the door panel or the top of the window sash. ActiveYards prints a four-digit series code there in most cases, like “AY-42” or “AY-90.” If the sticker’s gone — which happens often in Florida humidity — measure the track width and take a photo of the roller housing before you order anything. We match by physical dimension and manufacturer marking, not by memory, because memory is what gets people stuck with a part that’s close but not close enough.
Our default recommendation for ActiveYards owners is OEM when the part is available at a sane lead time. For rollers, keepers, and balances that have been discontinued, we use aftermarket parts from manufacturers that make ActiveYards-spec replacements to the same load ratings. We never install a substitute that requires modifying the frame unless we show you exactly why and get your okay in writing first.

Signs Your ActiveYards Windows & Doors Are Failing
- The door suddenly gets heavy or grinds when you slide it. In nearly every case this is a flat-spotted roller or a roller that has seized, usually from Fort Lauderdale’s combination of fine sand and constant humidity working into the bearing. The door will still move, but you’re now wearing out the bottom track, which costs far more than the roller.
- The window won’t stay up, or drops when you release it. That’s a failed balance. ActiveYards window balances are calibrated to the exact sash weight, and once the coil or spring inside lets go, there’s no adjustment that fixes it. The sash becomes a pinch hazard at that point, especially for kids or anyone reaching across a counter.
- The lock or keeper no longer lines up. Over time, the sash settles, and in some older ActiveYards slider builds the nylon guide blocks grind down unevenly. The lock will look fine but it won’t catch, which is a security issue you shouldn’t sit on in any neighborhood, whether it’s Sailboat Bend or up near Imperial Point.
- You hear wind whistling or feel a draft around a closed panel. On vinyl ActiveYards lines, this usually means the compression seal has flattened after years of direct Florida sun. On aluminum lines, it can be a bent interlock from someone forcing the door after it started dragging. Either way, weather stripping alone won’t fix a misaligned panel.
- The crank handle turns but the window doesn’t move, or it clicks like it’s skipping teeth. That’s stripped gear teeth inside the operator mechanism, a common failure in casement units that get opened daily. The handle itself is usually fine. Replacing the operator is straightforward, but running it stripped for too long can damage the linkage arm and double the cost.

AfterReplacement Cost & What’s Included

For Fort Lauderdale homes, here’s where ActiveYards parts and labor typically land, based on the jobs we’ve done across Broward County:
- Sliding door roller replacement (set of 2 or 4): $240–$480 installed including parts
- Window balance replacement (per sash): $180–$340 installed including parts
- Lock and keeper replacement: $120–$260 installed including parts
- Casement operator replacement: $190–$380 installed including parts
- Full door panel weather seal and track service: $300–$600 installed including parts
The spread comes down to two things: which ActiveYards series you have and whether the failure did any secondary damage. An early-stage roller swap is quick and cheap. A roller that’s been grinding for six months may have gouged the track, and we’ll quote the track service separately so there are no surprises. Every quote is a written price before work starts, and we stand behind the replacement with our 365-Day Done Right Promise. If it fails within the year, we come back and make it right at no charge.
DIY or Call Us?
Here’s the honest split. You can absolutely clean your ActiveYards track with a stiff brush and a shop vac, check for obvious debris, and spray a dry silicone lubricant on the track if it’s clear. That’s maintenance, not repair, and it’s smart to do twice a year in Fort Lauderdale, where salt and sand accumulate faster than most people expect.
What you should not do is remove a sliding door panel or a window sash by yourself if it’s heavy, if the balance is broken, or if you haven’t done it before. A loaded vinyl or aluminum door panel can weigh 80 to 140 pounds. A sash under residual spring tension can come down hard and fast. Luca Romano has seen the aftermath of a homeowner trying to muscle out a rusted panel with a pry bar, and it turned a $300 roller job into a new door and a broken tile floor. If the part failed, there’s a reason, and the reason lives inside the frame. Call us at (754) 354-7423 and we’ll give you a straight answer about whether it’s worth a service call or just a track cleaning you can do yourself.
FAQs

In our coastal climate, ActiveYards rollers and balances typically last 8 to 12 years before showing real wear, and that’s about 3 to 4 years shorter than the same parts would last inland. Salt air and humidity are relentless on metal bearings and spring coils. If you’re near the Intracoastal or east of US-1, expect the shorter end of that range. Call (754) 354-7423 and we’ll tell you whether your part is at normal end-of-life or failing early for a fixable reason.
For rollers, no. Once the bearing is flat-spotted or seized, there’s nothing to rebuild. For locks and operators, sometimes yes, if it’s a matter of realignment or a single stripped gear that’s still available as a component. We’ll tell you which situation you have before any work starts. Either way, the estimate is free and the price is in writing before you approve anything.
Most single-part replacements like a roller set, a balance, or a lock take 45 to 90 minutes on site. A full door service including track cleaning and seal replacement runs around two hours. We bring the common parts for ActiveYards aluminum and vinyl lines on the truck, so there’s no second trip in most cases.
We stock the most frequently replaced ActiveYards parts for both older aluminum and newer vinyl series, and we use OEM ActiveYards parts whenever they are available. When a part has been discontinued, we use manufacturers that build to the same dimensional and load specs. We are an independent service provider, not an ActiveYards distributor, but we also stock compatible parts for KraftMaid, Cambria, and Silestone products for broader remodel work.
