Sakrete Home Additions & ADU: The Fort Lauderdale Owner’s Guide
If you’re planning a home addition or ADU in Fort Lauderdale and want Sakrete concrete products in the mix, the installed cost typically lands between $45,000 and $130,000 for the full project. We’re an independent contractor and not affiliated with Sakrete, but we work with their bagged concrete, footing mixes, and anchoring products on additions across Fort Lauderdale every season. Most owners don’t discover a “failed part” the way they would with a water heater. What they find instead is a foundation spall, a cracked stem wall, anchor bolts pulling loose, or a slab that’s settled enough to throw door frames out of square. That’s the part that fails. The concrete work itself.

Which Sakrete Products Apply to Additions & ADUs

Most Fort Lauderdale additions and detached ADUs lean on three Sakrete product families: their high-strength concrete mix (typically 4000 PSI or 5000 PSI rated, which is what South Florida building departments usually want for slab-on-grade work), their anchoring/non-shrink grout for stem walls and column bases, and their fast-setting mixes for fence posts, gate piers, and small equipment pads. The gotcha is the PSI rating stamped on the bag. A 5000 PSI mix costs a few dollars more per bag than 4000 PSI, but Fort Lauderdale’s water table and clay-heavy soil mean we never spec the cheaper mix for load-bearing stem walls. It’s the difference between a slab that holds and one that spalls within five years.
For OEM versus aftermarket: Sakrete doesn’t manufacture “parts” the way KraftMaid makes cabinet hinges. What you’re buying is a bagged material. The equivalent decision is between Sakrete brand and a competing bagged mix like Quikrete. They’re often interchangeable for non-structural pours, but if your plans call out a specific PSI and aggregate size, that spec is what matters, not the brand printed on the bag. We stock Sakrete 5000 PSI mix and anchoring grout on the truck for most addition jobs. If a plan calls for a specialty mix, we order it by name.

Signs Your Concrete Foundation or Slab Is Failing
- Stair-step cracks in a stem wall or CMU wall. This usually means differential settlement, often from the way Fort Lauderdale soil shrinks and swells with the wet and dry seasons. The crack pattern tells you which corner is moving.
- A slab edge that’s spalling or flaking. Water wicks up through the slab, salts crystallize just under the surface, and the top layer pops off. Common near pool decks and irrigation lines.
- Anchor bolts pulling loose or sheared at the sill plate. After a storm cycle, loose bolts let wall framing shift. You’ll see drywall cracks directly above them.
- Doors and windows suddenly binding or rubbing at one corner of the room. That’s the floor moving, not the millwork shrinking. The door is just the messenger.
- Hollow sound when tapping an exterior wall edge with a screwdriver handle. This can indicate a void under the slab edge where soil washed out. Common on older Fort Lauderdale lots with shallow footings.

AfterReplacement Cost & What’s Included

A full home addition in Fort Lauderdale runs $45,000 to $130,000 depending on square footage, roofline tie-in, and how much of the existing slab requires demolition. A detached ADU is typically $90,000 to $220,000. A garage conversion lands between $30,000 and $80,000. Those numbers include permits, engineered plans, concrete work, framing, rough and finish electrical and plumbing, drywall, paint, and a written warranty on our labor.
What drives the range: whether you’re tying into an existing slab or pouring new, whether the addition gets its own HVAC zone, and whether your existing panel has capacity for the new load. The concrete portion of these jobs is usually a small slice of the total, but it’s the slice that every later trade depends on. We include a written line-item price before any work starts, and the number on the invoice is the number you approved.
DIY or Call Us?
I’ll be straight with you. Pouring bagged Sakrete for a small pad or fence post is reasonable DIY work. Mixing, hauling, and finishing concrete for a livable addition isn’t. That’s not just me protecting my trade. Fort Lauderdale code requires engineered drawings, rebar schedules, and an inspection before you pour. When a homeowner mixes Sakrete by hand for a load-bearing stem wall, the usual failure is under-mixed concrete, and the fix is jackhammering it back out. That costs more than the original pour.
What you can safely do is spot-check your slab edges, check your anchor bolts, and read your existing plans so you know what you have. Everything else, call (754) 354-7423. We’ll bring the mix, the forms, the rebar, and the inspection schedule.
FAQs

A properly poured and cured slab in Fort Lauderdale should last 30 to 50 years or more, with the main threat being water intrusion and salt, not the concrete itself. If you’re seeing spalling within five years, the mix was likely over-watered or under-cured. Call (754) 354-7423 if you want us to look at it.
Some can, depending on the failure. Minor spalling can be patched with a polymer-modified repair material, and small settlement areas can sometimes be lifted with slab jacking. If the rebar inside is rusted through or the slab edge is crumbling, replacement is usually cheaper in the long run. Estimates are free, so call us before you assume either way.
A typical Fort Lauderdale home addition runs four to eight months depending on permitting, plan review, and inspection scheduling. Detached ADUs run longer because of separate utility connections. We give you a timeline in writing before work starts and photo updates along the way.
Yes. We keep Sakrete 5000 PSI concrete mix and anchoring grout on our trucks for most addition and ADU jobs in Fort Lauderdale. Specialty mixes are ordered per plan spec before the pour week.
