Schluter Home Additions & ADU: The Fort Lauderdale Owner’s Guide
Home additions and ADUs that incorporate Schluter waterproofing and uncoupling systems need a contractor who understands how the parts actually work together. The installed price range for a home addition in Fort Lauderdale runs $45,000 to $130,000, while ADU construction typically lands between $90,000 and $220,000 depending on square footage, foundation work, and finishes. Here’s what usually brings owners to this page: a tile floor that’s started to crack or tent in a newer addition, a shower that’s leaking at the curb, or the realization that the grout lines in the new ADU kitchenette were never properly sealed against the South Florida humidity.
Sawyer Remodel Fort Lauderdale is an independent contractor, not affiliated with Schluter. But we install Schluter systems on additions and ADUs across Fort Lauderdale regularly, and we know what fails first in this climate.
Which Schluter Models This Applies To

Schluter doesn’t make “home additions” as a product, of course. What they make are the waterproofing membranes, uncoupling mats, edge profiles, and shower bases that go inside the addition or ADU. The relevant product lines for additions and ADUs are DITRA and DITRA-HEAT (uncoupling and heated floor mats), KERDI and KERDI-BOARD (waterproofing and substrate), and the shower systems built around those membranes. Most failures we see in Fort Lauderdale additions involve either DITRA that delaminated from the subfloor or KERDI seams that weren’t embedded correctly at a shower curb or bench.
Key compatibility gotcha: DITRA works with ceramic and porcelain tile, but if you’re putting natural stone in the new ADU, you need DITRA-XL instead. Standard DITRA is 1/8 inch thick; DITRA-XL is 5/16 inch and rated for stone’s deflection demands. We see homeowners buy the wrong mat on their own and wonder why the stone cracked six months in. The part number is printed on the underside edge of any leftover rolls, so check before you reorder.

Signs Your Schluter Home Additions & ADU Is Failing
- Tile tenting or lifting in the addition: When DITRA delaminates from the subfloor, tiles lose their anchor and start to tent upward, usually in a line across the room. This is a full removal-and-replacement job, not a patch.
- Water staining on the ceiling below a second-floor ADU bathroom: A failed KERDI seam at the shower pan or curb will let water migrate through over time. South Florida’s humidity means it doesn’t dry out on its own.
- Grout cracking along the shower curb in a new ADU: The curb is the highest-stress point in a Schluter shower system. If the KERDI wasn’t overlapped correctly at the corners, the curb is where it shows first.
- Loose edge profile at tile-to-floor transition: Schluter profiles like SCHIENE and RENO-TK take daily foot traffic and, in an ADU with a wheelchair threshold talk, sometimes get hit by the door. A bent profile means pulling and replacing it, and that means cutting tile.
- Musty smell that won’t leave the ADU kitchenette: This often traces back to moisture trapped under tile that was set over a cracked DITRA mat or an improperly lapped KERDI seam. You can’t fix this with a dehumidifier; the substrate has to come out.

AfterReplacement Cost & What’s Included
The $45,000 to $130,000 range for a Fort Lauderdale home addition includes everything from foundation to paint, but when the Schluter-specific work is a repair or a retrofit, the numbers are smaller and more predictable. Replacing a failed DITRA section in a single room’s floor runs roughly $2,000 to $6,500 including tile removal, substrate prep, new material, and tile reset. Rebuilding a Schluter shower waterproofing assembly from the curb up generally lands between $3,500 and $10,000 depending on size and whether the pan itself must come out. ADU construction at $90,000 to $220,000 reflects the full build: slab, framing, electrical, plumbing, insulation, drywall, Schluter systems in wet areas, and finish work. South Florida costs drive higher than national averages because of wind-load requirements, impact window codes, and the reality of building on sandy soil that needs more foundation prep. Every quote from us is a written line-item price before work starts, and the 365-Day Done Right Promise covers the workmanship for a full year.
DIY or Call Us?
What you can do without risk: check the printed part number on any leftover Schluter roll you have, measure the area that’s failing, and look for simple water stains or soft spots. What you shouldn’t do: try to patch a KERDI seam yourself, re-embed a delaminated DITRA mat, or “reset” loose tiles over the top of a failed substrate. Once the membrane has pulled away or a seam has opened, the only real fix is removal and reinstallation, which means pulling tile, cleaning the subfloor or wall substrate, and applying new material with correct thinset and embed depth. Cut corners here and you’ll be back in the same spot in a year. Luca Romano and the crew handle these tear-outs the right way. Call (754) 354-7423 and tell us what’s failing.
The work either holds up or it doesn’t – we make sure it does.
FAQs

Schluter DITRA is warrantied for 30 years when installed to spec, but in Fort Lauderdale’s humidity and on sandy soil slab conditions, the practical lifespan before tile movement shows up is often 15 to 25 years if the subfloor was properly prepped. If the slab wasn’t flat or the thinset was mixed too dry, it fails much sooner. Call (754) 354-7423 for an inspection – estimates are free.
No repair that lasts. Once a KERDI seam has separated, water has been getting behind it, and the only honest fix is pulling the affected tile and membrane, checking the substrate for rot, and reinstalling with proper overlap. Anything short of that is a temporary patch. We’ll give you a written price for the full fix before work starts.
Most Schluter shower tear-outs and rebuilds take 3 to 5 working days from demolition to tile set, plus 24 hours for the KERDI to cure before tile goes up. We work in defined phases and send photo updates before and after each one, so you know exactly where the job stands.
We carry DITRA, DITRA-XL, KERDI, KERDI-BAND, and common SCHIENE and RENO edge profiles on our trucks, along with Schluter-compatible thinsets and KERDI-FIX. Odd sizes or special-order profiles we source from local Fort Lauderdale supply houses with next-day delivery. We also install KraftMaid, Cambria, and Silestone products on addition and ADU projects, so one crew can handle the whole build.
