Schluter Windows & Doors: The Fort Lauderdale Owner’s Guide
If you have a Schluter window or door failing in Fort Lauderdale, we stock and install Schluter-compatible replacements, and most window and door work in our area runs between $4,500 and $15,000 installed, depending on size and configuration. We’re Sawyer Remodel Fort Lauderdale, an independent contractor, not a Schluter dealership, which means we can source what fits your opening without pushing you toward one product line. Most owners find us the same way: a window that won’t seal after a storm, a door that sticks in summer humidity, or hardware that stopped latching cleanly. You notice it in July, not January.
Schluter is better known for tile waterproofing systems, but their window and door trim profiles, exterior sealing tapes, and transition pieces are what most Fort Lauderdale homes end up dealing with after years of sun, salt air, and afternoon thunderstorms. The failure usually starts small: a gap at the sill, a corner that pulls away, a seal that’s gone chalky. By the time you see water staining or feel a draft, the part has been failing for months.
Which Schluter Models This Applies To

Schluter’s window and door product line breaks into a few categories: KERDI-FLEX sealing strips for waterproofing rough openings, DILEX movement profiles that sit where tile meets a window or door frame, and RONDEC/QUADEC edge trim profiles that finish the exposed edge of tile around openings. If your tile surround meets a window or sliding door, there’s a Schluter profile doing the quiet work of keeping water out.
Here’s the compatibility gotcha: Schluter profiles come in specific heights matched to tile thickness, and the profile height must match or slightly exceed the tile. A DILEX meant for 3/8″ tile won’t cover 1/2″ porcelain without leaving a lip that catches water. Measure your tile thickness before ordering anything. The second gotcha is finish: Schluter aluminum profiles come in bright silver anodized, brushed, and several powder-coated colors, and mixing finishes at a window line is the kind of detail that bothers you every single time you walk past it. We see it constantly in older Fort Lauderdale condos near Las Olas, where someone years ago replaced one window surround with the wrong profile height and the caulk line’s been failing ever since.
On the OEM versus aftermarket question: for Schluter sealing tapes and KERDI membranes, use the real thing. The chemistry of the fleece backing and the bonding surface is specific, and generics fail faster in Florida humidity. For metal trim profiles, quality aftermarket aluminum extrusions cut from the same 6063 alloy hold up fine, and they cost 30-40% less. We’ll tell you which is which on the estimate, not after the invoice.

Signs Your Schluter Windows & Doors Is Failing
- Dark staining or efflorescence at the tile edge near the window. Water is wicking behind the profile and carrying minerals from the thinset. In Fort Lauderdale’s wet season, this shows up as a white crust or a shadow that never fully dries. The seal has failed, even if you can’t see a crack.
- The profile corner has pulled away from the tile by more than a hair. Aluminum expands and contracts with heat, and repeated cycles break the thin adhesive or mechanical bond. If you can slip a business card behind the corner, water’s already getting in.
- Draft or warm air at the window perimeter in summer. That’s a sealing tape failure, usually at the sill where water pools during sideways rain. You feel it most on east-facing windows that catch the morning sun and then the afternoon storm.
- Caulk that cracks within months of being redone. If you’ve recaulked the same joint twice in two years, the underlying profile or sealing tape has lost its bond. Caulk is a bandage here, not a fix.
- Discoloration or pitting on the aluminum finish. Salt air does that. Once the anodized layer is compromised in a few spots, corrosion spreads under the surface and the profile loses its grip on the tile edge.

AfterReplacement Cost & What’s Included

In Fort Lauderdale, replacing Schluter window and door trim profiles, sealing tapes, and surrounding tile work runs $450 to $1,800 per opening when we’re getting into the waterproofing layer, and full window replacement jobs run $4,500 to $15,000 depending on size, frame material, and whether we’re pulling the surrounding tile. The range is driven by the same three things every time: how far the water got before you caught it, what’s behind the tile once we open the wall, and whether the opening itself is square. It usually isn’t, especially in buildings put up when Fort Lauderdale was growing fast and framing tolerances were looser.
Every estimate includes the parts, the labor, the disposal, and the written price before any work starts. That’s the way we run every job under The Relay Standard, and there’s no change order waiting on the other side unless we find something structural, in which case you’ll see photos and a written price before we touch it. The work is covered by our 365-Day Done Right Promise: if it’s not done right, we make it right, in writing, for a full year.
DIY or Call Us?
What you can safely check: whether the profile is visibly loose, whether the caulk is cracked, whether water stains are spreading. Take photos, pull the business card test on the corner, and call us with what you find. Those observations save a service call.
What goes wrong with DIY here is the waterproofing layer underneath. Schluter’s KERDI system works as a continuous membrane, and if you peel back a section around a window and re-tape it wrong, water gets behind the assembly and rots the framing. You won’t see it for a year, and then the window jamb is soft and the repair is three times the cost. This isn’t a component swap. It’s a waterproofing repair, and if you’ve never worked with Schluter fleece membranes, the learning curve is expensive. We’d rather you call us at (754) 354-7423 first. The call costs nothing, and we’ll tell you straight if it’s something you can handle.
FAQs

A properly installed Schluter profile should last 20 to 30 years, but Fort Lauderdale’s salt air and humidity can cut that to 10 to 15 on ocean-facing openings. The failure isn’t the aluminum itself, it’s the bond between the profile and the tile, and that bond breaks down faster near the water. If your opening faces east toward the ocean, inspect it every spring, not every five years. Call (754) 354-7423 and send us photos; we’ll tell you what we’re seeing before anyone drives out.
Sometimes, if the corner is lifting but the membrane behind it is intact, we can remove the profile, clean the substrate, and bond a new one. But if water staining or a draft is present, the sealing layer underneath has failed, and patching it is what got most of our customers in this position in the first place. We’ll open the wall before we quote the full scope. Estimates are free.
Most single-opening replacements take one to two days including tile removal, membrane repair, profile install, and grout or caulk. A full window replacement with surrounding tile work runs three to five days. You’ll have a written timeline before we start, and it’ll account for weather since thinset and grout need dry conditions in Fort Lauderdale’s rainy season.
We keep common Schluter profiles, KERDI-FLEX strips, and sealing tapes on the truck for standard tile thicknesses and finishes. Odd sizes and special-order finishes go through our supplier network and typically arrive within a week. If you’re replacing a part on a remodel we’re already doing, we handle the ordering and it shows up on the line-item estimate, not as a surprise at the end.
